Our team recently staged a property on 47th Street in Western Springs that faced two challenges. First, the 5-bedroom, 4.5-bath home featured a modern design style that was unique for the neighborhood. The second challenge with this nearly 4,000 square foot home was that it was located on a busy street, next to a football field and water tower.

Embracing a Design Aesthetic

Often times when staging a property the challenge is that the design style does not match the architectural style– making the property feel awkward to the average buyer.

Prior to staging the property lacked a cohesive design aesthetic leaving the space feeling cold, dark and uninviting. Our team chose white furnishings in the main living spaces that were boxy to mimic the clean lines of this modern home.

Neutralizing the space, bringing in texture and interesting artwork allowed for the the home buyer to fall in love with the interior rooms of this property, which subliminally connected them to the home’s modern architectural style.

Overcoming a Busy Street

One of the most amazing features of this property are the large picture windows throughout — allowing natural light and nature to reflect in seamlessly, the problem though was the less than desirable views and noise that were also highlighted.

While we couldn’t necessarily move the home’s location, we could redirect the buyer’s view and keep them engaged with our irresistible design inside deflecting them from the bustling neighborhood outside.

Millennial homebuyers are shaping the desirability of an area and location based on their own preferences. This age group is looking for a location that has great transportation, good schools, and a sense of community. If you like stimulating environments like this, then this property maybe conveniently placed on this busy street.
