When selling a property, buyers are looking for move-in ready homes that are priced right and presented well. Here at Chicagoland Home Staging, we understand even the smallest of details can change the overall look of a property. As a seller navigates from sale to sold some tasks may be overlooked.

There are projects to complete, showings to schedule, not to mention, maintaining the home while on the market to attract potential home buyers. We wouldn’t want to distract buyers or, worse yet, keep them from making an offer.

Here are five small details to remember that will make a big impact without spending a lot of money when selling a home.

Keep Surfaces Clear.

Take a moment to look and the countertop and tabletop surfaces around the property. Clear any unnecessary items to create clean lines and more surface space. Cluttered surfaces could distract buyers and affect the way they view the room’s flow, plus it could subliminally let buyers know this property may not have enough storage space. We always remind our clients less is more.

Get New Hardware.

Often times hardware around the home gets worn out. Tour the property from outside to inside to assess the hardware. Replace or spray paint house numbers, doorknobs, and the door’s kick plate (if needed) in the same metal material or color. While, inside the home look at cabinet knobs and handles, especially in the kitchen and bathrooms. Do they fit current trends?

Refresh Tile Grout.

Grout lines can quickly show a home’s age when not maintained. In most cases, grout will become extremely dirty or start to disintegrate over time. Sellers should re-grout any tile work in the main areas of the home, especially in the bathroom around the floor, walls, countertop, and shower. If needed re-chalk the areas around the sink, toilet, and shower as a way to protect water from leaking around the home.

Tuck and Fold.

In any bedroom, the bed is the main focal point of the room. We want a bed to entice buyers to slip under covers, not remind them of hectic mornings. That’s why it’s important to make your bed daily when on the market. Tuck the sheets under the mattress and the comforter or coverlet should be in good condition. Want to dress up the focal point? Add some fluffy throw pillows and a soft throw to show off this relaxing retreat.

 Accessorize.

In every room, pay attention to the accessories on display. Are they complimenting or distracting the room’s design? Remove items that are dingy, outdated and smaller than a softball to reduce clutter and make room for new items. At Chicagoland Home Staging we offer enhancement packages providing additional art, accessories, and furniture (as needed) to enhance what you already own. We choose the furnishings based on targeting the prospective buyer to give the property a look that sells!
